- What drives the price of a 500m² mezzanine up or down?
- Four things move it more than the floor area does. What goes on the deck, because offices cost roughly double what pallet storage costs per square metre. The condition of the existing slab, since a floor that will not take the column loads needs underpinning before anything is built on it. Access to the building, because steel that has to be carried rather than driven in takes longer. And what building control asks for on fire protection and escape routes, which depends on the size of the floor and how many people work on it.
- Is it cheaper to add a second deck than to take more space?
- Usually, by a wide margin. Industrial units are rented on floor area but priced on volume, so a second deck buys floor space out of height that is already being paid for, with no lease to renegotiate and no move. The limit is height rather than money: every deck needs working space beneath it plus the thickness of the floor itself, so each extra level costs a full storey of clear height. Fire strategy also gets more involved with each tier.
